Putting in a deck and maybe a grill for the adults and let children play in your great looking backyard. 

You'll have to learn a bit as you go; for example, you cannot discriminate against smokers, however you can designate your property a non-smoking area.Oh, btw, you should check with your local zoning/code enforcement office. 

Two of my Largest turn costs that I could send a bill to the former tenant was from a inside smoker when I bought a unit.

@Joel Owens I went and did some research about what you're talking about and that is some really awesome advice thank you for that.I've also begun speaking to the former tenants (a tattoo shop, a local pizza shop, and a Zipps Bar & Grill) to get info on why they left the property.

You start with the people eating, or in the case of the gateway drug you start with pot smokers, in this case you start with college graduates.

I remember when tenants were allowed to grill in complexes.

You need to dig deeper, set up interviews, grill them and catch them in lies, see if any are overly eager etc.

I did the numbers and its a smoker deal. 

I also don't accept smokers or pets.
