Last year, I had a person sitting next to me tell that liens were 100% safe and there was no way to lose money.

Especially since I am currently sitting in one and very intrigued with this business model.

Itʻs been sitting in foreclosure for a few years and I wanted to ask some questions about it and maybe put in an offer.  

Especially when, as Todd points out, your other options besides sit and hope are really pretty crappy. 

This is what I've been getting and we're sitting on huge gains because we're buying right so we're enjoying huge capital gains in a record time with high short-term rental income to boot.Because LTRs aren't very profitable there, you won't get a high return if you have to put down 30%.

I can't believe how many owners go for months with no communication and no payments, and then they eventually find out the tenant moved away, and the rental is sitting empty.

I realize this current matter I’m posting on is probably long over, Being it’s been 3 years, but seeing these responses do not sit well with me and knowing you all are in the housing/rental market.

I'd need to sit down and figure out my real numbers over the last 3 years.

I will say this, rates will come down some eventually and when they do, everyone sitting on the sidelines waiting to buy will probably jump in and push up prices.
