On the market potential there - even though it's a stagnant mostly rural area, evidently there is a relative shortage of rental properties, and a relative surplus of folks who don't qualify for a mortgage or can't save for down payment.

This is helping to bring down the OER's to something more reasonable.Bottom line, there are plenty of deals to find, and a shortage of quality rentals in the single family market, but while you can get in for a small amount of money, your cash flow is going to be hampered by the absurd real estate taxes.Happy investing,Troy

@James Wise issue you have in our state is that there is a HUGE shortage of SFR's so your competing against folks that want to live in the homes.. not many SFRs are bought for rental purposes..

Once tenant came out, I quickly rerented the house as a rooming house ... where I need to pay utilities. in Atlanta there is a shortage of rooming houses, so rooming houses are the only way to get tenants in immediately(area is rough, if I have property vacant it will be quickly stripped... also as a rooming house I got a 30k house rented for 2k... not bad!).
