I've scoured the forums looking for an answer to this, and it might be a "duh" moment but I figured I would ask anyways.A short backstory: My wife and I have just received a HELOC on our primary residence and are on our way to purchasing our first multi-family property (using the HELOC for our down payment).

From scouring posts on BP some investors shoot for at least $100-$200 cash flow per month per property.

As I'm scouring the details of the appraisal I'm noticing differences between the appraiser's listed SF for the subject property as well as several of the comps used when compared to the county tax assessor's website.  

Just thought of something...Should I be partnering with a real estate agent to help me find properties in the areas I am looking rather than scouring the redfins, zillows and trulias?

I've scoured the internet and real estate forums for advice and I have downloaded audiobooks for my daily commutes when traveling to work.

We've been on the hunt with a real estate agent, scouring the various online real estate listings, and picking a neighborhood each weekend to "drive for dollars". 

Currently scouring both markets to see what strategies are best in each.

My realtor friend has been scouring the MLS for good deals, engaging his one investor, managing the rehab, and marketing the properties.

After scouring the forums, I've come up with a list of the insurance coverage I think I need for a vacant rehab shopped out to contractors.
