You're throwing money away.When you have Infrastructure in place and it's fully automated, scalable, processed and functioning properly the next step is marketing.

Maybe consider at MOST one or two out-of-state rental properties mostly because its not scalable.

I think you are thinking correctly in theory as a fellow investor, however as a business owner of a property management company I don't think what you are hoping is out there is scalable by a company.

Going forward I am looking for more small 2-4 multi fams as it is more scalable and cash flows better.

So someone could own one location and work there constantly and make maybe 75 to 100k a year but not scalable that way.

This isn't scalable though, so I intend to proceed with a property manager for my next house which will hopefully be in the coming months via BRRRR.
