With respect to repairs and vacancy, you are responsible for the costs of repairs. 

@Matt Dickens Brian is right.I see a lot of this as a respect issue, if he doesn't have respect for himself and his time to organize it so that he can provide quality service for his customers, how can he respect his customer's time and jobs?

Hi BP Gurus,It appears that when investing with a respected turnkey company, they attempt to sell directly to you. 

They all require an underwriting period to determine if they'll even lend on the deal, and do so based on the Asset unlike traditional financing.So BP,  how am I supposed to accurately determine (or at least ballpark) repair estimates, so I can make a sensible offer and respect my General Contractor's time?

Anyone who doesn't show up during this window is automatically ruled out.I find that with this method, it saves me time and shows me who is respects my time by following instructions and showing up on schedule. 

Every email reply from them always came set up perfectly with a "kind" greeting and a closing of "respectfully..." but everything in the middle was them trying the dispute or discredit our invoice and calculations.So I had given them 30 days from the date of our invoice to pay.
