The legal agreement you will have with them as the new owner will be what you have to honor - that should give the terms upon which you can cancel the lease or when it will expire and you can choose to renew it.  

Take the opportunity to not renew the lease and get them out August 1st.She didn't sign a lease with you so will not pay, fine.

I am looking to renew the leases and increase the rents to market value.

Since we did not get our new home closed by then, we renewed the lease on a month to month basis, until 24-Jul,18.

If so, I would increase rent to match the market rate at the first chance I got (lease renewal.)

My question is with the tenants being month to month, can I just buy the property, not renew either leases and then renovate the property and convert it to a 4 plex while I’m living in it allowing me to qualify for an FHA loan? 

Since their lease is almost up I would wait and give notice to non renew.

If the system breaks repeatedly, you have more than enough proof anywhere not to renew the lease.

Even if they want to renew am I allowed to say no and have them move out?
