I always try to investigate what these guys are saying, because I know a lot of this is very difficult and well if it wasn't it would not yield such high rewards for doing it properly and successfully.

Hi AJ, AirDNA data is a great reference for investors / buyers to analyze how a property performs. 

Maybe that's what they are referring to and have the number wrong?

Depending on what you are getting into, it could be fantastic, or a maintenance headache if the reason it's off market is because it has some deferred maintenance. thanks for the reference.
