You have to recover any money YOU spend before you make a profit. 

I think Texas will be the first market to recover from the financial impact of the virus.

I really don’t know what the future holds, what if this virus and shutdown tends to drag on for a few more months.I really don’t know, If I should wait until the market recovers?

China and Korea are already recovering. 

Plus our underlying economy has been very solid and will recover quickly-lots of tech jobs.  

Whether or not all the tenants read it through doesn't matter, if it helps recover some money from some places that otherwise wouldn't be there it's done it's job. 

On the other hand, stock market have a shorter time to crash and recover compare to real estate, I agree with Russell Brazil, that it may be a good time to jump in to the stock market little by little (not all in), to dollar cost average the stock market by “CASH” only, not with any margin or other form borrowing.  

I know nothing about Italy but a friend has a contact they know there.He basically told me Italy never recovered from the Euro money problem.

On the flip side this market may take a loooong time to recover.

Before you can count a profit, you must recover your costs.
