I've been in pursuit/learning for the past two years, and I own one property already, so I have a decent understanding of the ins/outs, but apparently not at this scale.

My guess, from what you've said, is that probably unlike your (sub) metered gas and/or electric, your water bill is rolled into your HOA dues payment.If that's the case, a quick read of your association's governing documents will probably show that yes, the association can pursue a variety of actions in pursuit of back-dues, including cutting water service, not granting you permission to sell or rent the property (sales/rentals of condos require condo board approval of course), and even placing a lien on the property generally (which could totally screw you).Hiring an attorney and maybe owning the place?

@Joshua Ellison In short, almost no one successfully, excessively wholesales property in CT.It's not a great business model, or something to pursuit in our state right now.People who are well connected, and who know real estate can wholesale, but it's not a great option

With the automation I can work a full time job and take on plenty of extracurricular pursuits  If you only have one property a lot of PMS let you use their platform for free.

Having owned and sold many different types of businesses over the years, I've always had people there to discourage, complain, deflate and just want to wreck your every day pursuit of trying to rise above.

Not necessarily on the borrower side but on the Money side to fund our business pursuits.. and of course like anything real estate related.. we have had spectacular wins and some Dud's..

Real estate is definitely a worthwhile pursuit.
