Not more than 96 hours after receiving notice of the presence or possible presence of bed bugs, a landlord: Shall inspect or obtain an inspection by a qualified inspector of the dwelling unit; andMay enter the dwelling unit or any contiguous unit for the purpose of conducting the inspection.If the inspection of a dwelling unit confirms the presence of bed bugs, the landlord shall also cause to be performed an inspection of all contiguous dwelling units as promptly as is reasonably practical.Except as otherwise provided, a landlord is responsible for all costs associated with inspection for, and treatment of, the presence of bed bugs.

This issue can be avoided completely though by transferring the property into a land trust.While a transfer to an LLC will cause alarms at the bank and prompt them to send you a letter, a transfer to a trust will not.

@Derek Scott Hi Derek, we actually transfer properties with outstanding mortgages into LLC's almost daily by transferring the properties into land trust that are then assigned to the LLC's.While a transfer to an LLC will cause alarms at the bank and prompt them to send you a letter, a transfer to a trust will not.

I agree, Chris. which is what prompted my question: why it seems to be the norm to transfer/assign a CFD with the seller of CFD executing a quitclaim deed?
