Except, for a group that is only putting in 0.5% of the equity, taking 28% of the promote seems very out of market, to me.

So I understand correctly you want to take a piece of land and develop it with mhp infrastructure (water, power, sewer and roads) then build tiny homes to sell to tenants who will then pay you lot space rent for the home. 

You want to get the interlocking not the glue down, spend some time looking at the different types, the interlocking does take more time and skill to put down (still way easier than tile and wood) but it is essentially waterproof as each piece locks into the others.  

2) If you advertise your property for rent at $1300, S8 won't pay the pure rent of $1550 - which would be over market.There are several scammers promoting themselves as S8 gurus online that use questionable means to get around #2 above. 

Therefore, I would suggest have a separate LLC own each piece of real estate (and ask your accountant whether to register at a S Corp or other, my clients accountants typically recommend S Corp) and have a separate LLC be the partner for your house flipping venture.For the house slipping venture, the LLC can either be a member of another LLC (we will call it House Flipping, LLC for purposes of this discussion) and your partner can be the other member of house flipping, LLC.

I always say if you have $15,000-$50,000 buy a house, buy a condo, learn from experience, it will be more valuable learning on the job and in the end you have a piece of real estate.
