Ive never done a sprinkling system on a home but I have had electricians promise they will pass bc they know the current guidelines/codes/requirements so well.

The owner was an older gentleman who wanted to sell quickly without the hassle of listing, showings, and back-and-forth offers.

There are ways for the smart, savoy, and willing to educate themselves fast, folks who want to build wealth in real estate to do it now and rather quickly as compared to most other industries.

We see people thinking they will make the quick buck.We also had a second position loan we foreclosed on and the buyer did not realize there was a first position loan - they called us wanting their money back.... 

You will probably be better off focusing on paying that off as quickly as possible rather than putting money in a HYSA and definitely more so than putting it in a Roth.

Terms will most likely not be as good as a DSCR loan but if you needed a quick turnaround to get money in the door for 3-6 months you could go hard money. 

Last time I used them it was quick responses and communication and now I cannot get in touch with them is anyone else having this experience?

I personally own/live in a historic home and I can promise you this: it will cost you more - a lot more - to renovate and maintain the property. 

Depending on how much you need to raise the rents to market, the other updates in the building that are needed, how quickly you can rent to market rents will all drive your decision.

Respect their time by giving them the information they need to include or exclude your listing quickly, and then earn their respect by answering all correspondence quickly.Making life easier for the frazzled person trying to do their job is its own reward.
