It was a slow start to the initial spring 2024 shopping season, but properties are still closing quickly, still nearly 1/4+ for all cash and the majority of investors are well capitalized due to the appreciation of their real estate and stock based assets. 

These usually slow you down, since these are different contractors, and the weather can be a spoiler for below surface work. 

Most here on BP that buy NPL's like myself only invest in the US as we see plenty of product here in the US and can make good money doing it, so its not worth the risk to venture overseas in other country to learn all the nuances, laws and rebuilding all brand new relationships.

Finisar I believe is some kind of apple product assembler....they had moved the plant to Malaysia about 5-6 years ago, but recently moved it back, another local hospital Wilson-Jones in Sherman, two colleges Austin College is 4 year and has a couple of Master programs. 

Those requirements slowed us down a bit on our usage of FHA loans but now we're happily married anyways!
