1) It is hard to say which strategy or financing to choose but I believe the first step should be getting pre approved and seeing what you can afford and start narrowing down your options maybe you can’t afford large multifamily or don’t have the capital for a rehab on a BRRRR so something like a single family or small multi family would make more sense. 2) Figure out what strategy you are comfortable with, you mentioned you had a wife for example, maybe house hacking a duplex (living on in unit and renting out the other) will be more comfortable than house hacking the basement of a single family. 3) As for financing, get pre approved see what you can afford and maybe you only have enough for FHA 3.5% down and closing cost, I don’t know the Spokane Washington market.

A contractor should be able to put together a box in about 15 minutes each...I would say a days worth of labor ($400) needs to be factored into the cost for a RTA kitchen if you really want to compare apples-to-apples to a pre-assembled cabinet.

@Sunny Karen- thanks ...nice sounding plan ....if you havent already done so - make sure to get yourselves  formally pre approved  with a lender  using a hypothetical  scenario ... depending on the loan amt needed ( if any) - make sure the lender you talk to can handle the amount .

And not that I would use it, but I have yet to receive the $250,000/$500,000 pre-approval they promised for all in attendance.Glass half full, they did provide certain meals, a couple of cocktails and a guided bus tour of investment "opportunities", which they applied considerable pressure for offers on, one with a suggested "ARV" that was at least $100k above highly reliable AVM (automated valuation models) I have access to.Overall, I say stay away, unless their Funding Tour comes within driving distance and then only so you can see for yourself.
