The "Option to Purchase" price, needs to be near the market value of the property; however it also can be under that value considering the "Option Price" paid without a credit to the sale price or with incremental credits reflected toward the sale price that exceeds the value of the option.

Now IF you do have exclusive rights to sell, this has to be reflected on the MLS at which time you loose all other agents incentive to show or sell it (I think).
