@Franddy Aguasvivas I would personally never cover up classic solid wood siding with plastic, just because it needs a fresh paint job.

My tenant is on permanent disability (an older gentleman who does everything in cash since he cashes his disability check the day it arrives and doesn't use plastic/checks) so it didn't seem like a big deal to accommodate receiving payment in cash. :)@Liz C. - I do have liability insurance, but I'm hoping I won't be needing any of it, per the update from the tenant's PI Lawyer.

My mom replaced one of her knees last year. She has to sit in hard chairs and for the toilet has one of those plastic toilet seats that sits up high and goes over the toilet.Easy to get up and down and doesn't affect the toilet. You get them from medical supply stores. If they can't fit in one of those then you could install a grab bar bext to the toilet mounted into the stud in the wall so they could use that instead of rocking on the toilet to get up.Usually the leak is not at the wax seal.It is at the bowl to the tank bolts or it can be at the water supply line going into the wall.Sometimes people wrench tighten the line at the wall which is correct but also do that at the point going into the tank.If you wrench instead of hand tighten at the tank you will crack or break the plastic seal and it will slowly leak into a larger leak.Is this toilet on a slab or is it on a plywood floor??

Plastic blinds are the worst...the string pull mechanisms are junk; vertical blinds self-destroy themselves between constant motion from wind, and cheap plastic hanger guides.I have NEVER had a prospective Tenant comment negatively due to no curtains, and certainly never had one say it was a deal breaker.

The chips on the cabinet door edges are wear and tear.I would say hard use of the unit, but wear and tear. The paint chips on painted cabinets sometimes, and the plastic film peels back on the coated type sometimes. If you have trouble making them look nice, perhaps you can get replacement doors. For apartment use I think the easiest to blend in repairs is the old oak type.To many this look is dated, but in some neighborhoods this would be an acceptable (clean roomy) rental.
