The expensive part is most cities require that the vertical walls need to be jackhammered to 2 feet below grade (ground level) and you cannot through the chunks of wall into the pool.

There are realtors/investors here more seasoned than me who could probably give some others from experience, but here's a stab at your question. 1.) land grading around the house. 

No one ever trained me in sales, marketing, etc, and good customer service is just "being a decent person and treating people well," IMO, which you don't need training or a class for, just do what your 3rd grade teacher told you to do and you will be all set. 

Kids are not afraid of a 40 year old landlady but those 7th graders are scared to death of the big kid in the 8th grade.

Cash flow positive is just the icing on the cake but not the metric in investment grade property purchases.   

Does anybody have a philosophy of putting higher quality blinds that actually block most of the light out in their B and C grade units to prevent tenants from wanting to put up additional window dressings?
