Not only to cover medical costs directly related, but to pay temp disability payments while unable to work, cover future medical needs that might arise as a result of the injury (or they sometimes will settle for a lump sum medical payment if you sign off future medical claims for that injury)....they'll also assess whether you were to some degree permanently disabled/unable to return to the same line of work, and help with training for a new line of work if necessary.

A short term facility that lets you get the project to a stable state where permanent financing is possible.You are getting it for 20 cents on the dollar because it is not worth a dollar.

Not saying you won't eventually find a rent-ready house at a nice discount to market, because eventually you will, but it'll be a more difficult hunt.Obviously, some investors who don't have cash will use hard money to purchase and rehab that distressed property, then refinance it to a permanent loan in 4-6 mths.

If everything goes well, we might continue the arrangement so I'm thinking a JV is the way to go on this first property instead of something more permanent like a LLC.
