Investment Info:Small multi-family (2-4 units) buy & hold investment. 3 unit apartment complex What made you interested in investing in this type of deal?

I closed a deal from a BP lead this year and paid for the whole trip.

They find deals on oceanfront houses all over the country.I'd even look for a fixer upper to get a great deal.

I don't think siding will really affect your appraisal - it seems to be more of a "does the house have functional siding or not" type deal

I bet you heard but the market around those areas are booming right now, especially since it is a buyers market, it gives you an advantage to get better deals from sellers while people are continously moving there, especially for jobs like tech, logistics, etc. 

Then when you see some tractions or close some deals, you can reinvest in your website.

You could structure the deal as an installment sale or a lease option so the property owner doesn't see a large capital gain tax payment for the sale.And good on you for helping out!

But even if you want to do large deals, you need comparable reps.Technology has made it easy to "analyze" deals.
