A van and a utility trailer will out perform a truck hands down.

A great salesperson who asks for the order will in most instances out perform someone who may be much smarter book wise. 

For new buyers in the bay, the risk outweighs the appreciation potential since its so heavily priced in..which contributes to  the recent Cali capitol in other states.Not to say that there aren't opportunities everywhere, but when you look holistically at least in the Bay area, the markets past few years have outperformed RE for the layman.

The buy and hold investor will have relatively passive income till he dies even with no capital appreciation so the investor will always out perform the flipper in the long run.

I would put any of my single family residents up against a mutli-family dollar or dollar, and I bet mine will out perform.  

My experience is that most property managers can do an ok job and that a great manager may only slightly out perform an average manager.

I'm betting CA will out perform the 10 properties. 

If your cheap crappy postcard has a headline that grabs their attention, and a message that intrigues them enough to call, it will FAR outperform the most elegant hand written letter that says nothing compelling at all.
