Yeah that would be crazy that makes sense.. as others have mentioned in your scenario owner carry to me is last resort give it 90 days at least.

When I referred to "Delayed financing" it was associated with (Not having a mortgage) which means both of the above carry (No recourse) or do not require a personal guarantee.There are more banks and lenders that offer non recourse then the ones on that list that offer financing in the US and globally.

I would be willing to put 20% down. would this typically result in a Lower final cost since the builder doesn’t have to put up any of the initial investment or carry the loan for the build ?

REOs (atleast in my area) do not hang around long enough for a smaller time investor that's using Hard Money, paying points, carrying costs, etc. to make their numbers work for them to make a solid profit.

I'd also increase the number of builders you interview. on my last project I gave 85 builders a chance to match my number since I carry a license and only 2 could get to my numbers.
