Hey @Robert Carmody, we are only on AirBNB and VRBO and they work just fine.I have been reluctant to do a Booking.com listing due to the negative reviews I have heard from other hosts.Booking.com was geared towards hotel stays, which means your STR gets treated like a hotel room.

You can also add other discounts (like length of stay or early bird/last minute) which I do believe give your listing a boost.As for pricing software, I would caution against it for one property and when you are new.

Hello, I’m mainly interested in single family and want to stay in my local area (Tucson Az) mostly because I’m here and I know this local market fairly well.

I think you can accomplish it, but you would want to check the inventory in the area for MTR because most MTR will want to stay privately.

Pad Split tends to have shorter stays. 

@MikeLambert thanks for all the insight on Tulum I love the town and would like to purchase A condo For myself don’t care if it doesn’t make much money  but obviously would like a great location I am a dual citizen and want own property in MexicoI probably won’t stay there much if at all I just love to buy real estate one of my addictions 😂Searched online There are so many developments from $100k - $200k would be my comfort level if any of you guys have recommendations on location would appreciate it 

If you need to leave in less than a year, you need a really good reasonbecause Fannie/Freddie/FHA/VA and other secondary market makers don't like foryou to get owner occupied loans and then not stay in the property.
