"Notes" Well she must have had this "thing against someone trying to do better than her" and she made my life miserable...making me work odd rotational hoursI As a mental health counselor you can not defocus from your psychiatric patients...and reports always needed to be in on time.I experienced a "rush" sort off; I do not know if you can identify with this addiction; yes i would then go for free to all these events and there would be featured speakers; What i did observe was people rushing to the back of the room to "buy packages."

Here's the thing though, when you lose in business credit is very hard to find and IRS will seize assets and make your life miserable (been there done that in Canada) and servicing a loan for a car like that isn't something that creditors will accept.

Does not change anything:- you did put substantial cash into this new investment- you did not generate anywhere near $4800 in cash flow, net considering both moves..if I accept your 2400 /yr refy payments it puts you at about 1300 (4700-2400-1000 true OE costs) - your return on equity is miserable, you need to sell this and get your cash to work..don't have time to elaborate but most will see my point that the equity is high, appreciation has occurred and the cash flow is poor..your money isn't doing much tied up in this anymore - and yes, congratulations on a good flip if you sell it for $200K..but that is a far cry from the claimed buy and hold / no money invested, cash flow success story you headlined; just sayin
