I had a similar strategy with my first few house hacks: buy in great A & B Chicago neighborhoods....get by with minimum cash flow, and wait...What's your plan for the next purchase Michael?

You really need to shop by model and brand.

I would start (as mentioned above) by confirming with the city. 

I might be biased - though the easiest way to tell which option works best is to get a side-by-side comparison so you can see the overall costs, payments, etc. 

at 26 - you could build a portfolio just by house hacking every 1-2 years for the next 5-10 years.

Seller dropped price by $30k BUT similar house across the street is selling for $12k less and in less disrepair.
