After the booking is paid in full I send our "Check-in packet" which contains all of the check-in and checkout procedures as well as how to operate things in the property such as the steam shower, jacuzzi tub, fireplace, etc.

I had a recent "water incident" where the basement WH was leaking and a tenant trying to shut the water to it opened the fill valve to the steam boiler and several upper floor radiators leaked water through 4 apartments.

VRF would likely require electrical upgrades.More details (steam or hot water boiler, mechanical space in units, etc...) would give us a better idea of how to offer guidance.My suggestion, talk to a reputable commercial mechanical contractor (or three) and have them propose to you options that list payback durations.

Hi,After my previous tenants vacated the apartment,  I noticed the woodframe beneath the skylights turned moldy.The tenant was not doing a good job with the exhaustion inside the bathroom especially last few months when they brought in additional members, the constant steam lingering inside the bathroom caused this issue.

There's simply not enough energy or mass stored in a high pressure situation within the tank (with steam/water) to do that much damage.While the T&P relief valve and pipe going straight down is enforced in the jurisdiction here, and I honestly don't know the extent to which a worst case related to this failure might go - I can with confidence say that the explosions we see on the news that affect/level an entire house and affect surrounding houses are due to NG leaks.
