I've found that the best areas for the investors I have worked with on BRRRR properties are areas like Center Point, Fultondale, Gardendale, and Pinson areas.These areas are solid and aren't in warzones like Fairfield or Tarrant but will also produce you cash flow and equity unlike cities like Hoover or Vestavia.

@Shiloh Lundahl,At this point, the amount of time you're putting into this is making me laugh. 

While a western WA deal might not meet some Midwest cf metric like 1%, it will be above the market cap rate or below FMV of comparibles and give you options. 

Overall, this seems like a strong deal, but make sure to factor in potential surprises or changes in market conditions.

There are also online platforms that will handle managing security deposit compliance, refunds, etc. like rentable.com

It does seem like it is such a significant misrepresentation though, I wonder if getting some confirmations in writing helps.

For this I’ve taken the payment amount of the second loan and included it as an additional monthly expense.

We're looking to gather info about likely cost, pitfalls, time required, considerations when obtaining financing, etc.
