I've got one program that my fast flippers like for its 'no seasoning' requirement, and then a few 90-day seasoning programs that work really well also.Occupancy: some programs can refinance vacant properties, while others will simply need it to be leased prior to closing.

The heavy cleaning and repair costs after longer stays are definitely pain points but I've seen my clients make it work by screening the tenants more carefully for MTRs, doing bi-monthly checks to catch issues early, and writing clear lease terms about maintaining the property.

It is different than a lease because some of the information may have been agreed to verbally or changed throughout the lease without being put in writing.

@Jim Bouchard agreed with everyone just normal wear and tear, it happens. we just leased a brand new construction home and they've had like 4 things we've had to send someone out for (luckily all under warranty), but sometimes that stuff just happens.
