Perhaps it lacks the "guaranteed" pitch that might intrigue you, but those pre-determined dividends are great until they stop, and usually that's what happens when new capital is not brought into the deal.

I have complete confidence in their ability to pay their share of rent but my concern is with the City's portion as I have heard first-hand accounts and bad cases where the City has delayed payments, delayed processing of renewal for voucher holder (and thus payments) and lack of communication.Are there folks here who have had a good experience with CityFHEPS and the City's ability to pay on time?

Your lack of concern for what your lack of knowledge can do to them, hiding behind the false narrative that you are helping them with your "investment strategy" is going to land you in hot water some day.You don't need to justify your actions to me but let's just hope you don't get put in front of a judge to justify them to the courts.
