The only reason would be to try and find something better, and I don't personally see anything that is, so I choose the property we have.

I know a couple of Americans who have gone so far as to repatriate to the US for a couple of years - long enough to no longer be a "tax resident" under the J tax regime - in order to complete a shuffling/1031 rebalancing of their US portfolios. 

As far as your VA loan goes, I do think you will need to have a steady source of income on a W2 for at least 6 months right now or 2 years tax returns if your an entrepreneur.. unless you can manage to get your disability rating then you might qualify just based off your awards letter.

As far as next steps I think you just need to consider your short and long term goals and introspect on your risk tolerance.  

The experience has given me a lot of insight within the industry as far as working with lenders, GCs, etc.

In the last years seller financing has become a very rare thing - bank money is so cheap, that only very weak buyers will prefer it and to buy often times a less than great deal.Step one would be in my book find a local commercial broker who is willing to represent you.
