Thinking maybe I should just lock the modem in a small box, given it’s handling the Wi-Fi for all four units.Thanks a bunch,LeeYes, I would create a closet (like an external weather proof electronics box) with the router and the modem in it.You can isolate each apartment from one another with VPN connections.

We are going to fund the repairs from our savings, but I'm wondering if I should "loan" the money to the LLC - drawing up a loan agreement with interest, etc. between my wife and I as individuals and ourselves as LLC owners, or just transfer the money from our savings to the business account and pay it that way (I don't want to pay for it out of our personal finances directly, as that may nullify the liability isolation created by the LLC.)Thoughts?

It's going to suck for a while, I'm guessing unfortunately into next year - the social isolation aspect of this is what will SUCK the most - my personal beliefs on this whole covid situation aside.If you have money start ordering or getting in line to order PPE - it's hard to get and will be for a while I think.

Given that the late payments aren't an isolated incident, getting the tenant out sounds like the best way to reduce stress in the long run (before you have to deal with the problem for literally 20 years).

The individual trusts isolate liability from the "other" trusts, if I am not mistaken, so each properties internal liabilities (Example law suits not covered by insurance) are limited to that individual property. b.)
