I received a EIDL loan( Economic Injury Disaster Loan) from SBA and I am in the process of purchasing a single-family home in Georgia however the lender said that I can’t use EIDL loan for down payment because it’s not considered an asset.

But if I am supplying the equipment, then suddenly I am a quasi-sponsor/promoter of the activity(ies), and I don't want that on my resume when someone drowns and the lawsuits start flying.My rental agreement is also very specific about the inherent risks associated with being near the water, that children can drown in very shallow water, they are to be supervised at all times by adults who know how to swim, and the guest holds the homeowner harmless from any and all accidents/injuries/fatalities resulting from the water.Water is serious business.

Let them know they have violated your lease (I hope this is the case and you have something in there regarding alterations to the property), and create an addendum that will do a couple things:  1) Exculpate you from any liability of tenants, their guests or invitees injuries related to the shed.  2) Tenants agree to remove the shed upon lease termination or be charged accordingly, including restoration of the grass (alternatively, have them sign agreeing that the shed is now part of the property and owned by you, this part is your choice.)  3) Give them a deadline to sign the addendum you create or let them know their lease will not be renewed. 

If I put two rentals under my name what kind of coverage do I need to get to protect me from anything that could happen (personal injury lawsuits etc.)

If the 3rd is not legal, and does not have adequate fire egress, you could be held responsible for death or injury if there is a fire--not just $ but criminally.
