We can use that to have means to investigate. 

First investigate the market(s) you want to be in, or investigate the turn key company you want to use.

The wife was the technical partner on the deed and the husband due to reasons we should have more thoroughly investigated was not a “real” partner bug controlled the finances and was the maintenance man.

This triggered an investigation by the City Historic Commission and I ended up being cited not only for removing those two trees, but also 4 other trees that apparently were removed from the property by the previous owner over the years.  

In addition to a standard inspection and appraisal, buyers must always do their own investigation of the property.

Some insurance companies have a policy - perhaps unwritten - that they will deny every claim immediately and only investigate the claim if the insured party contacts them a second time.

I'm investigating out of state and in different states so I'm hoping whatever suggestions you have can help make them a universal system.
