Raise revenue or reduce operating expenses or both.You might run into explanation that seems circular - value is calculated based on cap rate but cap rate is calculated based on value, it's like watching a dog chasing its own tail over and over again ... at some point your brain will explode :-) As stated above, the breakdown in the logic is the fact that some people think they can alter and calculate cap rate, this is incorrect.

In addition to the boiler plate rules, I have a specific set of rules for each property based on it's quirks/features.2) Since I have PDF copy of everything, I also email a link to a dropbox file with all the documents to that property & their lease for their reference (rental agreement, house rules, utility info, appliance info, etc).

Who knows what's going on behind your walls.Now, it is possible the tenant did something dumb and just wired the circuit for the compressor incorrectly and did damage the panel in the garage.

@Dell Schlabach Yes he is incorrect about HUD counters, but it is not a true counter in that even if you accept it is not reviewed until the next day so if a higher offer is received you will still lose the property.
