I've had break ins, doors kicked in, windows broken, wiring stolen out of the wall, landscaping missing, squatters, crack pipes and crack pots, dog bites, people talking to non-existent listeners, lots of people with all of their worldly possessions in stolen shopping carts passing by, extension cords thrown over the fench and attached to my outside outlet, hoses attached to my water, refrigerator stolen, shootings, lots & lots of helicopters overhead, and I've gotten to know a few Phoenix police on a personal basis.

In a recent flood where river water rose to 5" above my garage lowest elevation I used a $75 sump pump from The Home Depot connected to it a 5/8" garden hose and dump it into a storm drain (which actually drains back out to the river).

Make sure doors have door sweeps, bushes and trees trimmed away from touching structure, ac lines and pipes going into property are sealed (silicone or steel wool), and general holes into property need to be sealed (hydraulic cement is great for patching stone/cement and steel wool for everything else).Then to tackle the interior issues.

Water Pressure Gauge: Water pressure levels should be in between 40psi-80psi and can be checked at your water heater or hose bib if it is regulated.
