I've heard nothing but complaints from customers AND their franchise agents reegarding the quality of their 800-number service center. 

Cost of capital is high right now. 

Rents may be high, but where are taxes and insurance.

On the flip side, if you've got a bunch of Section 8 tenants living in a building that's in a neighborhood where a lot of the tenant base has good jobs, high credit scores, and are generally reliable people, you've got the most risky tenants in that tenant base and that ain't what ya want.

The market is at historic highs and could break at any moment.

My known options are hard money or private lending and then maybe doing a cash out refi, but rates would be high on both ends and will really cut into my cash flow. 

Talk to a tax advisor that you trust or know someone personally that has high trust with them.
