I've decided slowly back away from the industry and repurpose all time and energy into real estate investing. 

I have a question for the group and was hoping to generate a discussion around this topic. 

From a cashflow standpoint, I've obviously generated no return.

Do Buyers Agents intuitively know when a property is priced to generate interest and the price is not even close to what the seller is looking for?

Beside budget ,do you have the time, energy, flexibility to travel to view properties, or manage a team in a different time zone.  

We (I work at Azibo, just a disclaimer) have quite robust accounting capabilities and time saving features like Schedule E generation and automated  transaction tagging rules.

If you can keep your home data up to date and make the site user friendly your already off to a good start.Just do not become a lead generating platform when you do that you end up with a higher percentage of users who fail to return. 

I didn't phase that correctly and should have put an emphasis on "Traditional Sale".I am willing to sell but want to do it "creatively" - if you will - to generate funds and positive cash flow from the note I would hold against the property.

I am a solar energy specialist and know the ins and outs from the preliminaries to the set up and the final stages.
