My clients are on Quickbooks or Stessa. 

It might take at least two years before we can make a substantial down payment on a second home.

My rental property generates passive losses from depreciationIf I invest as LP in passive income generating properties then I presume I can cancel my passive losses on schedule E from rental with portfolio income (K1) from these rental properties.

If you fix the inside of the house spend a bit of money on the outside. you don't have to break the bank but make an effort.  

If market appreciates you can get a HELOC on it or cash out refi in a few years to scale faster.

It can get pretty expensive what would anyone suggest or should I write the lease so that the next tenant depending on time of year should I do not include a specific utility and adjust my rent because of it ?
