If the wind continues to blow that way for the two years, you can sell your RESIDENCE at a PROFIT,  TAX-FREE, without having to deal with all the TENANTS and their endless problems and excuses and needs in the middle of the night.

If you LOVE research, and numbers, and spending endless hours looking for trends in your area, it's great.

But not endless.
