Hey Aaron - sounds like the sellers (likely due to age and lack of familiarity with owner financing) are probably not going to bend on the financing piece of this.

Ohio Cashflow will need to tweak it’s messaging so folks better understand that although we endeavor for a full blown “hands off” and “passive income” experience, we will still need to reach out to investors for certain pieces of information.

My biggest piece of advice would be to focus out of the state of California.

Not saying what comes after is a piece of cake but it isn't as difficult.
