It's unbelievable how much damage they can do and how disruptive they can be to a neighborhood.If you were near a serious college where students are there to study, you'd be safe to take graduate students and probably even upper classmen, if you had a grade point average requirement as part of your written criteria.

You're going to wind up with a property that has at least a few significant issues, high tenant turnover, and constant disruptions to your cash flow.  

And the fluctuating prime rate is still always going to be less than what a hard money lender would be willing to offer.Also, yes do not touch the long term debt @ 3.75%, that's just about as low as you can ever expect to pay on a mortgage so why disrupt that?

Hopefully you are pre-screening so that you have less appointments to coordinate and less disruption to the tenants.

I have made more money with much less disruption since I've had them.
