each area has nice features but they are different in valuation >the ranking's in Neighborhood scout don't give any scale.neighborhoodscout provides percentages in addition to the numeric comparison score I find more useful because it is not as easy to recognize if a certain percentage is good or bad over a period of time.  

Things that I'm looking for:- The main feature I'm looking for is  the ability to create as many "accounts" as I want.

An Architect can look out for your best interest in the project plus can bring all the Engineers necessary for the build (Civil, Structural, MEP, Sprinkler/Fire suppression, etc.)As far as the build itself, if it's in an established city or town on a tax lot, then you'll need to go through the design and permitting process, gain zoning approval if necessary, and then build up from there.

Labor rates vary, but not so substantially to be as big an impact as property features and tenant quality.  

You mention that its a SMALL kitchen and a microwave hood saves on valuable countertop space plus its an eye catching sizzle feature that sets you apart from comparable rentals. 

Don't have them do the actual building designs. 

While some say the handwritten look adds a certain authenticity, a well-designed sign with a clean logo could attract a different segment of sellers who may prefer dealing with someone who presents themselves professionally.

If your entities are disregarded, you may be able to have them within the same QBO and keep up with each using the location/business feature.

But once your property is ready to be listed, find a good property management software that has all the features you need - Listing Syndication, Tenant Screening, Lease Signing, Rent Collection, etc; and you should be able to have a much better work-life balance.
