I too am a little skeptical of the rent-to-own companies that I've looked into for fellow investors.

It does create a small accounting headache for the properties we manage for clients since then our payment date is usually in the following month (IE we pay the invoice for July cleans in August). 

You requested a statement from the HOA and paid it in full at closing and have documentation that you are "paid in full" as of that date.

The borrower outlines there plan and dates and it is set up with the LOE in the file but in most cases where the bank holds the paper/loan its sent to the credit committee for the final approval and we close. 

As of this date I have received absolutely no return on my investment.   

Remember, if you have a contract and can't ultimately assign to a third-party, you're still responsible for closing on the deal unless you have a way to terminate the contract prior to the closing date using a weasel clause.

We have two years from date of death to take advantage of this loophole. 

If rent is not paid physically at a branch (i.e. it is paid online or via bank transfer), the date of payment will be considered the date when funds reach our account.
