I haven't mailed out any invoices because Cozy sends them and why waste my time and money but now I'm wondering that if somehow through some kind of computing error does Cozy not send invoices or process payments. 

I felt like I had to be more understanding because I needed the PM more than they needed me and I have been out of the country for a while.Last week I got my normal invoice but it was only for $650 instead of the $1,300 I was used to.

I can reconstruct things by reviewing checks and invoices but this would only be a small part of what I do.I guess I am not too worried if they aren't requiring contemporaneous (sp?)

In fact this is the kitchen wall in the next room, not even the main room.I said this would be short and rambled on but dang it was a lot of work, new appliances, doors painted, new fan, etc.

NO ONE can come to you and demand more for their house when your offer is fair, legitimate and realistic... becuase they KNOW damn well, that their kitceh is not in that perfect shape they thought it was just before they themselves made themself realize that dang.. my kitchen really is a old piece of crap.Once you go through that stage.. you schedule a walkthrough where you confirm everything and make them on offer.And that is all there is to it.Yes yes, I am awesome..

B) Document and send them an invoice knowing it could go unpaid? 

If it came to that, they would invoice the tenant.

In Cleveland Heights I got a separate invoice from the City of Cleveland Heights Utilities Department, for trash.
