Your lender may.....not likely, but have a VA Program that would allow an escrow hold back of say 1.5 times cost to cure and then go ahead and fund and close without the out of pocket cost to you and closing delay.

I would check state regs but we use 7 day notices with opportunity to cure, then if after that 7 days the issue happens again contact your attorney and proceed with a 7 day notice without cure.

Here in San Francisco we post 3 day notices after the lease agreement grace period concludes, and if it doesn't cure we file an Unlawful Detainer and wait for MSC (Mandatory Settlement Conference).
