There was a time when south of 52nd was all pretty bad, and now most stuff there is over $100k.I'm also looking a lot in southern part of Butler Tarkington....city via the midtown TIF is pumping a lot of money in that area, the area is surrounded by the cities best cultural assets, and they have a strong neighborhood association.

Too much risk when you are an outsider and dont know the culture over there.

I didn't even celebrate the big "4-0" last month, because I am so upset with my lack of forward progress paddling against the stream.So, that's why I ended up here on this site.  

Where I have lived and owned property, rentals aimed toward an target ethnic/cultural tenant population - usually by other members of the same, or closely related, cultural group - are known through word of mouth.  

Give yourself a pat on the back and celebrate making 11k plus acquiring some great insight.
