We manage a couple of cottages side by side and all else being equal, the one that allows dogs is rented out far more.

Then there's a Christian ministry school that draws about 3000 students, but have no dorm space, so it's a huge cottage industry renting room space, and getting far higher ROI than typical rentals.

But, you absolutely need to understand the dynamics and the economics that have somehow developed in the cottage industry of promoting turnkey companies. 

@Cody L. fairly certain the state of CA will shut down folks for advertising homes they don't own. there is a link right on the website.. and there was a module about it when I did my CA brokers CE.I'll be the first to admit that locking up a property that you don't intend to buy is a cheese ball move.  

There is an investor meet-up every Friday morning at Smoky Row on Cottage Grove at 7:00am and another the 2nd Tuesday of every month at the Iowa Tap Room downtown at 5:30pm, I highly recommend going to those!

So I would say deals still exist, but require either a willingness to pivot to this strategy or a willingness to house hack in whatever way possible (multifamily, rent-by-the-room, house and cottage, etc). 

Airbnb is a cottage industry (that in many areas is certainly on the decline).  

If they’re worth a few million dollars and they’re only making a modest income (they have very few tables in a cottage) it’s a horrible return on equity.
