@Cody L. fairly certain the state of CA will shut down folks for advertising homes they don't own. there is a link right on the website.. and there was a module about it when I did my CA brokers CE.I'll be the first to admit that locking up a property that you don't intend to buy is a cheese ball move.

So I would say deals still exist, but require either a willingness to pivot to this strategy or a willingness to house hack in whatever way possible (multifamily, rent-by-the-room, house and cottage, etc).
