My husband (whose my partner) calls his two cousins and makes his way down to Philly...2 hours later he’s on FaceTime with me and there’s a family of 3 with a babyboy about 4 years old living in our flip, sleeping on the furniture that’s being used for staging, they moved in yesterday!!!!

She claims she has other children who she has cosigned for out of state without issue.

He hasn’t moved any furniture in yet, just took possession of the keys.

Those are pretty common and enclosing it brings other problems like good luck getting furniture or appliances in or out.

There are special rules for spouses, but not for children.

Yes, its very exciting b/c it's affordable to buy and you can pay it off within 5 yrs and it cash flow's from day one as opposed to NY where everything starts at almost $1M and the only people that will ever see a profit will be your children.  

I have thought that an office  would be good, and maybe a day care for children to name a few that came to mind.Are there other opportunities that can actually work on a commercial property that just doesn't look the part.  

I know I cannot discriminate to any families with young children, so I know that I will have to get the lead taken care of, but curious if I can technically be safe if I only have the renters side de-leaded.

Nothing exciting here but one of my fears is that a quest's dog will get sprayed by a skunk at our VR in the country and it will get in the house, ruining the carpet & furniture, lol.
