For illustration purposes if I were given the opportunity to finance my construction projects at 8O% LTC full recourse or 70% partial recourse I will select the higher levered recourse option because have confidence in my projects knowing the debt is sub 60% LTV and want the benefit of leverage.

People laugh sometimes but I've bought two houses on credit cards using one of my account checks at times when I had a lot of projects going at once and was short on cash but didn't want to let a great deal go by.

The biggest mistake new investors make is to walk a property, maybe explain in general terms what they want and then let the contractor come up with the SoW.For a bedroom this could be:- replace carpet- repair closet dooror- remove carpet- remove curtains, nails and screws- replace closet doors, entry door SKU#- replace window SKU#- refinish hardwood floors 144 sqft, clear/oil-based- prep and paint all woodwork- patch walls, texture, paint walls eggshell white clay, ceiling flat white- replace light fixture SKU#, replace lightswitch w decora/white, replace 3 outlets&covers- install blinds SKU#Obviously, the cost would be quite different.

My build cost psf for my own projects is around $135-$145, and I charge people between $190-225 psf.

Those duplex's my clients bought are now trading high 400s low 5s .On the flip side my current project in Canby Oregon I am alble to negotiate 1 to 1.2% for the buyers Brokers these are 700 to 1 mil each..

In my ideal scenario, I would do some more entry level projects to start off while I learn the ins and outs, but my goal would be to eventually work on more luxury flips - larger scaled projects in more desirable neighborhoods (though fewer and farther between).  

Considering that he isn't there personally for the renovation he hires someone to manage the construction project.
