Last year I partnered with a banking buddy of mine to purchase a home in CT, cash for $175k (I finance it, he does all the work - we split profits), but after a more critical inspection, he found water damage that ultimately led to the deal falling through.

One of my good friends fishing buddy owned a few dealerships so i got the inside scoop LOL  and I fished on the Deschutes with the head of Lithia one year they are neighbors at broken top. we did a 3 day float about 10 straight years until we got to old LOL.. 

My buddy and I house hacked a duplex in Old North Columbus.

There are a lot of strategies when using the VA loan to invest, but typically the only one that will give you a positive cashflow off the bat is “House Hacking” a SFR and renting out the rooms to some buddies or people you don’t mind living with.

My wife (girlfriend then) lived with me and paid rent, along with a buddy from highschool then a "for lease" room.

Last Christmas (2018) my buddy and I sent out dinner gift cards to the tenants.
